    • bladder
    • prostatic urethra

 

Gross features:

    • <1cm usually
    • may be sizeable

 

Histologic features:

    • cuboidal epithelium
      • hobnail appearance
      • clear or eosinophilic cytoplasm
      • small discrete nuclei
        • no prominent nucleoli
    • papillary growth pattern often
    • tubular proliferation in underlying lamina propria and superficial detrusor muscle
      • thickened, hyalinized basement membrane surrounding tubules often
      • no stromal response
    • variable acute and chronic inflammation
